Cancellations
As a small family business, late cancellations and no-shows really affect us, our standard deposit and cancellation policy is as follows:
If you cancel within 6 weeks of your arrival date we will endeavour to re-let your lodge. If we are unable to do so, then we regret that we will be unable to refund any monies paid. Should you cancel prior to this date, we will refund any monies paid, or reschedule your stay for another date.
We therefore recommend that you take out appropriate holiday insurance to cover you and your family in the event that you cannot travel due to ill health or injury.
In the event that we need to cancel your holiday we shall inform you as soon as possible and refund all monies paid to us, by you, within 14 days of notifying you.
Arrivals
Check-in time is 4pm. We can sometimes arrange an early check-in so please contact us if you will arrive early and we'll do our best, without any promises.
Departures
Check-out time is strictly 10am. Should you require a later check-out we will do our best but you need to let us know beforehand. If we have guests arriving that day it will be almost impossible to offer a late check-out due to the cleaners needing to prepare for those guests. Please do not think it rude if our cleaning staff are standing waiting to enter the property. They often have more than one property to clean that day so it is crucial that they can start on time.
Pets
We are happy to welcome 2 dogs per lodge. We charge a £25 supplement to bring dogs. We want all our guests and their dogs to enjoy their stay at Lower Coombe Royal. We kindly ask that you carefully read and follow a few rules to help to ensure that this is the case.
PLEASE....
• Do not leave your dog unattended the property at any time.
• Do not let your dog inside the property if it is wet, sandy or dirty. Please clean and dry your dog before allowing it into the property, although you do need to bring your own dog towels please. Please do not use the bath towels to dry your dog.
• Bring your own dog bed. We ask that dogs do not go on any of the furniture and that they particularly do not go on the white bed linen.
• Keep your dog on a lead at all times. We have ducks on the pond and free range chickens.
• Clear up any dog mess from the gardens/woods. There are children living and visiting Lower Coombe Royal who enjoy playing care free in the garden.
Quiet Times
We are located on an 8 acre site on the outskirts of Kingsbridge. We have three Glamping Lodges and three other holiday properties. We ask that you respect the privacy and right of all guests to enjoy a peaceful holiday. Specifically, between the hours of 10pm and 8am noise should be kept to a minimum. If you are staying in a canvas lodge then the noise does carry down the valley.
Please also be aware that we live on site in the main house. This is our family home and garden and we hope you will understand our need for our own private space too.
Breakages
We understand that sometimes accidents happen! Should you break anything please let us know immediately - if it's minor we usually won't charge. If it's a larger issue (e.g. the TV screen!) we would like to agree the cost with you before you leave to avoid any issues later. Thank you!
Smoking
Smoking is not permitted at any time within the lodges/properties. Please do not leave any lit candles, lanterns or fires unattended.
Hot Tubs
In order to fully enjoy the hot tub experience safely, we ask that you that you follow these simple rules:
• Maximum of 6 people in the hot tub or on the hot tub deck at any time.
• Please be careful when lighting fires and never leave the stove door open
• Always check that there is water in the hot tub before lighting the fire
• If you feel unwell do not use the hot tub
• Consult a doctor before use if you are pregnant or if you have health concerns
• All children must have adult supervision in or around the hot tub.
• Please shower before using the hot tub- there is an outside heated shower for your use
• Please, no sandy or dirty feet, no sun cream, shampoo, or soap
• Please do not touch the chimney, it can get very hot
• Be careful entering and exiting the hot tub as it may be slippery
• No glass in the hot tub
• Please moderate alcohol consumption and do so at your own risk
Parking
You are very welcome to park on site. Cars are however left at their owners own risk.
Supervising Children
By booking and coming to Lower Coombe Royal you agree to be responsible for your children and any children in your care, and your own welfare and to take all reasonable precautions against personal injury, injury to others and damage to facilities and lodges. Children must be supervised at all times near the pond and alongside the stream.
Use of the facilities at Lower Coombe Royal, such as the play equipment and nature trails, is the responsibility of the Guest and is done so at their own risk.
Lower Coombe Royal accepts no liability for theft, loss or damage to your property that may arise from your stay at Lower Coombe Royal.
Trampoline
In order to fully enjoy the trampoline experience safely, we ask that you please follow these simple rules:
• Only one adult and/or one child is permitted to use the trampoline at any one time
• All users are required to remove their footwear and any other sharp objects from their person whilst using the trampoline
• Whilst in use the trampoline will be attended by a responsible adult at all times
• Do not use the trampoline under the influence of alcohol or drugs
• Any damage to the trampoline should be reported to the owners immediately
• Use of the trampoline is at your own risk
Visitors
Day visitors are welcome. Please inform us of their arrival in advance so we can agree parking arrangements. We also need their contact details, should we, in the case of an emergency, need to know who is on site. All visitors must leave the site by 10pm.
